DEVELOPMENT PROCESS

1. Site Evaluation

We locate a site and conduct a feasibility study to ensure the site is suitable and will be profitable as one of our projects.

4. Planning Permits

Applications are submitted to council seeking approval to develop the proposed site layout and any required amendments are made.

7. Off The Plan Sales

Our sales team begin selling the properties off-the-plan to raise additional funds and reduce the construction loan required.

10. Construction

The builder engages the required trades and manages the construction process through to completion.

13. Settlement

Legal counsel representing both parties meet to finalise the disbursement of funds and deys are handed over to the new owners.

2. Capital Raise

Investors are gathered to raise required funds to launch the project and monies are deposited into a trust account.

5. Building Approval

The architect’s plans are submitted to council for approval to commence the build.

8. Builder Appointment

A suitable builder is awarded the tender based on proposed costs, quality of build and prior track record.

11. Established Sales

Any properties which were not sold off-the-plan are listed and sold through our residential sales team.

14. Profits Deposited

The profits from the sale of the properties are deposited back into the trust account created for the project.

3. Development Design

Working closely with our architect of choice, a design is created to optimise the use of the land available and maximise profit.

6. Tender Process

The project is opened to tender to find a suitable builder capable of delivering the project to scope and within budget.

9. Construction Loan

Finance is obtained to fund the construction process.

12. Titles

Property and land titles are prepared for the new owners of each dwelling.

15. Profits Distributed

The profits in the trust account and initial investments are distributed back to the investors.
